Roof cleaning in Tønsberg — moss and algae removed at low pressure, approx. NOK 9,000
You see it from the garden in autumn: the north side of the roof has turned green. It looks like a cosmetic problem, but it is a moisture problem. We remove the moss with soft washing — low pressure and the right chemistry — for around NOK 9,000, fixed after inspection and documented with before and after photos.

- Soft washing at low pressure, never high pressure on tiles
- Before and after photos on every job
The price
What does roof cleaning cost in Tønsberg?
The level is around NOK 9,000, and the final price is fixed and in writing after an inspection. We do not put a figure on it before seeing the roof, because two houses with the same floor area can have completely different roof surfaces, pitch and access — and completely different amounts of moss.
What drives the price is roof area, pitch, how we get to it, and how much is actually up there. A shallow roof on a single-storey house with good access all round is a different job from a steep two-storey roof with a hedge against the wall.
The inspection costs you nothing beyond the NOK 1,250 deposit at booking, and that amount is drawn off the fixed price. If you do not approve the price, the deposit comes back. We do not start before you have said yes in writing.

The condition
How much is on your roof?
The price follows how far the growth has come, and that is easy to judge from the ground. Walk into the garden and look at the north side on a grey day, ideally with binoculars.
The three conditions below are the ones we meet most often on houses in Tønsberg. The fixed price is set after the inspection either way, but they explain why there is a range.
A green tint, no thickness
Algae, not moss
The roof has a greenish-black film on the north side, but the tiles look flat. This is algae, and it dissolves chemically given time.
- A shorter job, no mechanical removal
- Treated before moss takes root
- The lower end of the range
Moss you can see from the ground
The usual case
Thick pads under the trees, along the ridge and in the valleys. The thick moss is removed by hand first, gently and upwards, before any product goes on.
- Mechanical removal before chemistry
- Gutters and downpipes must be cleared afterwards
- Around NOK 9,000 for a normal house
Roof and façade together
One inspection, one price
Moss that comes off the roof lands on the façade and in the beds. If both are to be done, the same visit is both cheaper for you and better for the result.
- Same masking, same rig
- Façade washing around NOK 9,000 on top
- Allow two working days
Honest about the method
Why do we not use high pressure on a roof?
Soft washing means low pressure, the right chemistry and dwell time. It is slower than high pressure, and that is the whole point. Algae and moss are living organisms rooted in the pores — they have to be killed, not just rinsed off, or they grow back from what is left.
High pressure on roof tiles strips the surface treatment that protects the tile, drives water in underneath and can lift tiles out of place. A pressure-washed roof looks clean that year and draws water every year after.
What roof cleaning does
- Removes moss and algae from roof surfaces, hips, ridge and valleys
- Cleans around chimneys, roof windows, vents and penetrations
- Clears gutters and downpipes, and checks the water runs freely
- Extends the life of the roof by removing what holds moisture
What it does not do
- It does not repair cracked or loose tiles — we report them with a photo
- It does not replace a roof that has reached the end of its life
- It cannot guarantee the moss stays away; it arrives with rain and wind
- It is not done in rain — the product needs a dry surface and dwell time
The work
How does a roof clean work?
The order is the same every time, and it is built around one thing: the product must have time to work on a dry roof, and nothing should be pulled out of place along the way.
Inspection and fixed price
Roof type, age, pitch, access and condition. We look for cracked and loose tiles, the state of the valleys and penetrations, and how much moss is actually there. The fixed price is set after this, not before.
Securing and masking
The work area is made safe, and plants, beds and the façade are covered before any product goes on. Wet foliage takes up less of what runs off.
Mechanical removal, then soft washing
Thick moss comes off by hand first, gently and upwards, so no tile is pulled out of place. Then an algaecide goes on at low pressure and is given dwell time.
Gutters, checks and photos
Gutters and downpipes are cleared, and we check the water runs freely the whole way down. Moss and waste are taken away. You get before and after photos and a written recommendation for when the roof should be cleaned next.
Weather and season
Spring to autumn is the high season, simply because the product needs a dry surface, dwell time and a few degrees above freezing. Rain washes it off before it has done its job, so we move the appointment free of charge in the wrong weather — cheaper for you than paying for a treatment that does not work. Allow a full working day, around eight hours, for a normal house roof.
The area
Where in Tønsberg do we drive?
The base is Skiringsalgaten 6 B in 3116 Tønsberg, and the whole town is inside the five free kilometres: the centre, Eik in 3133, Sem in 3170, Barkåker, Husvik, Træleborg and Kilen. The travel fee here is zero.
Roofs in Tønsberg stand in a damp coastal climate with many days a year when the surface never dries out completely. The north side and the parts under trees go first, and that is where to look for green each autumn.
We also drive over to Teie and the rest of Nøtterøy. The housing there leans more towards detached houses with carports and gardens, and roof and façade are booked together more often than they are in town.

Questions and answers
Common questions about roof cleaning in Tønsberg
What does roof cleaning cost in Tønsberg?
Around NOK 9,000, with a fixed price in writing after an inspection. The price depends on roof area, pitch, access and how much moss is up there. The NOK 1,250 deposit at booking is drawn off the fixed price, and all of Tønsberg is inside the free travel zone.
How often should a roof be cleaned?
Every three to five years for most roofs. If the house sits under trees or on the shaded side of a slope, take the shorter end. Once a roof has been cleaned, checking the north side each autumn is enough — when green returns, it is time.
Does roof cleaning damage the tiles?
Not the way we do it. High pressure does: it strips the surface treatment, drives water in under the tiles and can lift them. We use soft washing at low pressure and let the chemistry and dwell time do the work. Loose or cracked tiles are reported to you with a photo.
How long does a roof clean take?
A full working day, around eight hours, for a normal house roof. We need dry weather, both for the dwell time and for safety on the roof. If the weather turns, we move the appointment free of charge.
Is roof washing the same as roof cleaning?
Yes. Our price list calls it roof cleaning and many people search for roof washing — the same job at the same price. Roof painting is something else: a complete system of washing, priming and painting, priced separately after an inspection.
Is it worth it, or is it just cosmetic?
Moss holds water against the tile around the clock. In winter that water freezes, expands and breaks small pieces off the surface, year after year. Moss that comes loose also blocks gutters and downpipes, and then the water runs down the façade instead of into the drain.
